About the OpportunityWe are a high-producing mortgage broker team operating under the One Link Mortgage umbrella, and we are looking for an experienced, highly efficient Mortgage Underwriter and Client Services Specialist to join us.
This is not a traditional, salaried desk job. This role is designed for an experienced mortgage professional who wants maximum flexibility, the ability to work 100% remotely, and the upside of uncapped earning potential. You will step into a steady, pre-existing pipeline of "anchor" files provided by our brokers, while retaining the freedom to originate and fund your own deals.

- What WE do: We handle the initial exploratory client interviews, complete the discovery phase, and initiate the application.
- What YOU do: You take the baton. You structure the deal based on our strategy, manage the fulfillment, communicate with the lenders, and bring the file to the finish line.
Your Responsibilities- Deal Structuring: Structure the file within FINMO based on the broker's initial strategy and submit the application to the selected lender.
- Document Collection: Act as the primary point of contact for clients to chase, collect, and organize all required documents to satisfy lender conditions.
- Lender Communication: Work directly with lender underwriters to clear conditions and aggressively move files to a "Broker Complete" status.
- Signing Packages: Create, organize, and send out final electronic signing packages (DocuSign/Adobe) and commitment letters to clients.
- Compliance & Accounting: Submit all finalized compliance documents to our accounting department for payroll processing.
Compensation & PerksWe have structured this to ensure you are highly compensated for your efficiency, with zero cap on your income.
- Fulfillment Compensation: You will be paid set basis points on the advanced amount of every file you fulfill for our team. There are no volume maximums or caps.
- Origination Upside: If you have your mortgage license, you have the freedom to originate your own deals
- Target Income: Based on our current volume and ability for you to process your own deals, the target income for this role is $70,000+ per year.

- Total Flexibility: Work 100% from home. There is absolutely no obligation to physically meet with clients.
What You Bring to the Table- Proven experience in mortgage underwriting, fulfillment, or acting as a deal desk specialist in the Canadian market.
- Deep familiarity with modern mortgage technology, specifically FINMO and DocuSign.
- Excellent written and verbal communication skills; you know how to politely but firmly chase clients for that missing 90-day bank statement.
- Highly organized, self-motivated, and capable of managing a pipeline of 15+ active files simultaneously.
- Licensed (or eligible/willing to become licensed) as a mortgage professional in at least Manitoba, with a willingness to become licensed in more provinces.
