Kalpin Painting inc . is seeking a highly motivated Project Manager / Estimator to lead projects from pre-construction through completion. This role is heavily focused on project management, cost control, and estimating accuracy, ensuring all projects are delivered on time, within budget, and to the highest quality standards.

The ideal candidate is detail-oriented, proactive, and experienced in managing multiple projects while maintaining strong client and field team relationships.

Key Responsibilities

Project Management (Primary Focus)

• Lead projects from award to close-out, ensuring timelines, budgets, and quality standards are met
• Develop and manage project schedules, manpower planning, and material procurement
• Coordinate with site supervisors, painters, general contractors, and clients
• Monitor job costs, productivity, and profitability throughout the project lifecycle
• Manage change orders, RFIs, and project documentation
• Conduct regular site visits to ensure quality control and safety compliance
• Resolve site issues proactively to avoid delays or cost overruns

Estimating & Pre-Construction

• Prepare accurate and competitive cost estimates for commercial, institutional, and industrial painting projects
• Review drawings, specifications, and tender documents to define full project scope
• Perform quantity takeoffs and pricing for labor, materials, and equipment
• Identify risks, value engineering opportunities, and cost-saving solutions
• Maintain strong relationships with suppliers and worker

Qualifications

• 3 5+ years of experience in painting, coatings, or construction (PM + estimating experience preferred)
• Strong understanding of surface preparation, coatings, and application methods
• Proven ability to manage multiple projects simultaneously
• Proficiency in:
• Bluebeam
• PlanSwift
• Microsoft Office (Excel, Word, Outlook)
• Ability to read and interpret drawings and specifications
• Strong leadership, communication, and problem-solving skills
• Valid driver s license and reliable transportation
