Terrace is seeking a Project Manager focused on preconstruction and planning to lead projects through the earliest and most critical stages of development.
This role is centered on what happens before construction begins — guiding clients, coordinating consultants, and navigating planning, engineering, and municipal processes to bring projects from concept to construction readiness.
You will work across land development, multifamily, and commercial projects, helping define project direction, reduce risk, and ensure alignment between vision, approvals, design, and budget.
This is a hands-on, client-facing role best suited for someone who is confident managing complexity, enjoys working closely with people, and wants to play a meaningful role in shaping projects from the ground up.
What You’ll Be Responsible ForLeading Preconstruction Projects- Manage projects from early concept through approvals and readiness for construction
- Establish project strategy, sequencing, and key milestones
- Identify risks early and maintain forward momentum
Land Development & Approvals- Lead zoning, subdivision, and development approval processes
- Coordinate with municipalities, planners, and engineers
- Track approvals, conditions, and timelines
Building Preconstruction (Multifamily & Commercial)- Coordinate design and preconstruction planning with architects and engineers
- Ensure alignment between design, budget, and constructability
- Support projects through early design into construction readiness
Budgeting & Financial Planning- Lead early-stage budgeting and cost planning
- Coordinate with consultants and contractors to develop reliable estimates
- Support clients in understanding project costs, risks, and trade-offs
Client & Consultant Leadership- Act as the primary point of contact for clients during preconstruction
- Lead and coordinate consultant teams (planners, engineers, architects)
- Facilitate meetings, drive decisions, and maintain accountability
Project Coordination & Delivery- Maintain clear documentation, tracking, and reporting
- Monitor progress against timelines and key deliverables
- Support transition into construction with well-defined scope and information
What We’re Looking ForThis role is best suited for a mid-level professional who is ready to take ownership of projects while continuing to develop their leadership and client management skills.
- 4–7 years of experience in land development, preconstruction, or project management
- Experience with multifamily and/or commercial development projects
- Strong understanding of municipal approvals and planning processes in Alberta
- Ability to manage projects from concept through design and approvals
- Strong communication and client-facing skills
- Ability to coordinate multiple stakeholders and keep projects moving forward
- Organized, proactive, and comfortable working in both office and site environments
Nice to Have- Background in Civil Engineering, Planning, Construction Management, or Architecture
- Experience with Procore or similar project management tools
- Experience with scheduling tools (MS Project, Smartsheet)

Software & Technical Skills- Proficiency in Microsoft Office Suite
- Strong working knowledge of Procore
- Experience managing scheduling software such as Microsoft Project and/or Smartsheet
Notables- Previous experience in a Project Coordinator, Assistant Project Manager, or Junior PM role required
- Post-secondary education in Construction Management, Engineering Technology, or related field preferred
- Valid Class 5 driver’s license and ability to travel to Edmonton-area project sites
